Tile systems we install

Three tile categories, all Florida-code compliant.

The right tile for your home depends on architectural style, HOA requirements, wind-zone rating and budget. We’ll walk you through the tradeoffs during the free inspection.

Clay tile

The classic terracotta look. Longest-lifespan tile system, natural material, characteristic Mediterranean profile. Higher upfront investment.

Concrete tile

Same profile options as clay at a lower price point. Wide color range including flat, low, and high-profile shapes. Florida’s most-installed tile category.

Specialty tile

Slate, stone-coated steel and premium profile-matched tile for specific architectural styles or HOA-mandated aesthetics.

Why tile in Florida

The four reasons tile stays the Florida standard.

Hurricane wind-uplift rated

Properly installed tile with correct underlayment and fastening meets Florida’s tough wind-uplift requirements — particularly critical in coastal wind zones.

50+ year lifespan

Tile itself lasts decades longer than shingle. The underlayment beneath is what typically drives re-roof timing.

Insurance-friendly

Newer tile roofs in good condition help hold insurance rates — and pass renewal re-inspections that’re now standard in Florida.

HOA & neighborhood match

Many Southwest Florida communities require tile to maintain the architectural look. We match profile and color to your existing.

How it works

Four steps to a code-compliant tile roof.

  1. Free inspection

Tile-specific inspection: individual tile condition, underlayment age, flashing detail, fastening method.

  2. Itemized quote

Tile type, underlayment spec, wind-uplift rating, timeline and warranty options.

  3. Schedule + permits

Permit + material lead time is typically longer for tile than shingle. We give you a real timeline.

  4. Install & warranty

Tile install typically 3–7 days for single-family. Warranty documents delivered at closeout.

What’s included in every tile install

The line items that make a tile roof last.

  • Full tear-off of the old tile and underlayment
  • Deck inspection and repair as needed
  • New Florida-code compliant underlayment (peel-and-stick or upgraded synthetic)
  • New drip edge, valley metal and flashings
  • Tile fastening to current wind-uplift code (mechanical + adhesive as required)

Tile Roofing FAQ

How long does a tile roof last?

The tile itself often lasts 50+ years. The underlayment beneath (which actually keeps water out) typically runs 20–30 years in Florida. Most tile re-roofs are underlayment-driven, not tile-driven.

Can you re-use my existing tile?

Sometimes. If the tile is in good condition and the underlayment is what’s failing, we can lift, replace the underlayment, and re-lay the original tile. We’ll assess condition during the inspection and give you the option.

How much more does tile cost than shingle?

Typically 1.5–3× the cost per square foot depending on tile type. Concrete tile is the more affordable end; clay and specialty tile are premium. Longer lifespan and insurance benefits often justify the difference over the roof’s life.

Can I walk on a tile roof after installation?

Not without training. Tile requires specific walking paths to avoid breakage. Have Castilla or a qualified inspector handle any post-install roof access — we can also install permanent walk-pads if you need routine roof-level access.

Do you handle historic or heritage tile?

For preservation-district or heritage properties where original tile must be matched or maintained, yes — the approach involves more careful sourcing and slower workflow. Call to discuss.
