What’s included in the free inspection
Four things you get, at no cost.
Roof-level visual inspection
Ground-level walk plus roof-level look wherever safely accessible. Photos of every notable condition.
Damage identification
Missing / damaged shingles or tile, flashing failures, penetration seals, ridge and hip condition, granule loss.
Remaining useful life estimate
Honest assessment of how many years the roof has left based on age, condition and Florida weather.
Written report with photos
PDF report delivered by email — keep it for insurance renewal, sale documentation, or your own records.
When to schedule
Six moments a written inspection pays for itself.
After a hurricane, tropical storm or hail event
Even if you see no damage from the ground, subtle roof damage gets worse — and more expensive — when it goes undocumented.
Buying or selling a home
A written inspection removes roof surprises from the closing process — on either side of the transaction.
Insurance renewal or re-inspection
Florida carriers are re-inspecting older roofs and dropping the ones with dated documentation. A current report protects your rate.
Every 3–5 years
Even without a specific event, periodic inspection catches small issues before they become big-dollar repairs.
When you see interior signs
Ceiling stains, water spots or mildew in the attic all trace back to the roof — time to look.
HOA / CAM annual review
For communities managing reserves and structural documentation, regular inspection is baseline due diligence.

Roof Inspection FAQ
Is the inspection really free?
Yes. There is no cost, no obligation and no pressure to purchase anything after. We’d rather have your trust than sell you a roof you don’t need — the customers who return and refer us are what makes the business.
How long does the inspection take?
Typically 30–60 minutes on-site for a single-family home, depending on roof size and complexity. Community properties take longer — we schedule those as separate site walks.
Do I need to be home?
Not necessarily. If we have access to the roof and can email you the report, we can complete the inspection without you present. Just let us know in advance.
Will you go on the roof?
Wherever it’s safe to do so. On very steep, damaged or high roofs we may complete the inspection from ladder-level and drone photography rather than walking it. Safety comes first.
Can I use the inspection report for my insurance?
Yes. Our reports are formatted with the age, condition and photo documentation carriers typically request for renewal or re-inspection. Attach it to your renewal packet or share with your agent.
What if the inspection shows I need a new roof I can’t afford right now?
We’ll tell you what has to be done vs. what can wait, and discuss payment options that fit. You always control the next step.
