What you get
A real inspection. Not a sales visit.
Plenty of “free roof inspections” in Florida are ten minutes of ladder time followed by an hour of pressure. Ours is the opposite: a licensed inspector, a documented process, and a report you keep whether or not you ever hire us.
- Full exterior roof assessment — covering, flashings, penetrations, drainage
- Attic-side check for leaks and decking condition where accessible
- Photo documentation of anything we find
- A written report you keep — useful for insurance renewals and home sales
- A clear recommendation: repair, replace, or leave it alone
- An itemized quote only if work is actually needed
The no-pressure promise: if your roof doesn’t need work, the report says so — and that’s the end of it. A roof that honestly has years left is a future customer we’d rather earn than a sale we’d have to force.

Community and condo roof assessments run through our board-proposal process instead — multi-building scoping, reserve-study-ready documentation, and a presentation your board can act on.
Free Inspection FAQ
Is the inspection really free? What’s the catch?
Really free, no catch. The inspection is how we earn re-roof and repair work — some inspections become quotes, many don’t, and both outcomes are fine with us. You keep the written report either way.
Do I need to be home for it?
For the exterior portion, no — though we’ll always confirm timing with you first. If we need attic access to check decking from below, someone will need to let us in. The report and any recommendations are walked through by phone or in person, your choice.
How long does it take to get the report?
The on-site inspection typically runs 45–60 minutes, and the written report with photos usually follows within a couple of business days — faster if your insurer has you on a deadline. Tell us the date you’re working against and we’ll work to it.
Will the report work for my insurance renewal?
The inspection report documents roof condition with photos, which is what most carriers ask to see at renewal. If your insurer specifically requires a wind-mitigation or other standardized form, tell us when you book — we’ll make sure you leave with the right document.
What happens if you find damage?
You get the evidence first — photos and findings in writing — then an itemized quote for exactly what needs doing, whether that’s a $600 flashing repair or a full replacement. No pressure and no surprises — the report is yours either way.
