What Boards Are Actually Worried About
Four risks quietly sitting on your reserves.
You didn’t join the board to become a roofing expert. But if any of these are on your radar, they’re on ours too — and we’ve solved them for communities across Southwest Florida.
Roofs aging past their warranty
Communities built in the early 2000s are hitting the end of their original roofs at the same time. Waiting one more year means one more insurance renewal at risk.
Condo compliance deadlines
Condo associations 3+ stories now need documented roof condition and a reserve study. Missing the deadline means fines, renewal denials and personal liability for directors.
Insurance carriers pulling back
Florida underwriters are re-inspecting communities and dropping the ones with dated roofs or incomplete paperwork. A clean re-roof + documentation package protects your rates.
Small contractors can’t handle it
A 40-unit community needs real manpower, project management and a phasing plan — not a two-truck operation. Choosing wrong means overruns, resident complaints and half-finished roofs at hurricane season.
Why boards choose Castilla
A serious contractor for a serious decision.
Community re-roofs aren’t a homeowner’s driveway project. They’re a six- and seven-figure decision with insurance, code, resident and reserve implications. That’s why 150+ employees, dedicated project managers and 20 years of Florida-specific work matter more than the lowest bid.
- Real hurricane recovery experience. We were on Southwest Florida roofs after Irma and Ian. We know the insurance process, the material shortages and the timeline realities.
- Board-ready paperwork. Certificate of Insurance, permit copies, phased schedule, weekly progress reports — the documents your reserves study, insurance carrier and residents all need.
- One point of contact. A named project manager — not a rotating call center — from proposal through final warranty handoff.
How it works
Three steps from “we need a plan” to a finished roof.
Simple by design. Every step produces something your board can approve, file, or share with residents.
-
Free site walk & written scope
A project manager (not a salesperson) meets you on-site, inspects every building, and returns a written scope with photos. Usually inside one week of your call.
-
Board-ready proposal
Itemized budget, phased schedule, material specs, warranty options, and every insurance and licensing document your board or CAM needs to approve. Formatted for board packets.
-
Phased install & weekly reports
We phase the work to minimize resident disruption, notify residents in advance, and send the board a written progress update every week — through final inspection and warranty handoff.

Board & Property Manager FAQ
How does the board approval process work?
We deliver a board-ready proposal package: itemized scope, timeline, materials, warranty options, Certificate of Insurance and reference contacts. You share it with your directors and any professional advisors, and we’ll join a board call to answer questions before your vote if that helps.
What’s the typical timeline for a community re-roof?
From proposal signing to warranty handoff, most single-family HOA re-roofs run 6–12 weeks depending on size, weather and material lead times. Multi-building condo projects can be phased over a longer window. We give you a real week-by-week schedule in the proposal.
Can you phase the work so residents aren’t disrupted all at once?
Yes — phasing is the standard approach for community projects. We break the community into work zones, notify residents in each zone 7 days in advance (door hangers or your association’s email system), and keep amenity buildings open on separate phases. Owners typically only experience 2–4 days of active work on their building.
What warranties come with a community re-roof?
Standard manufacturer material warranties (usually 25–50 years depending on system), our workmanship warranty, and — for qualifying installations — enhanced GAF Master Elite factory warranties transferable to future unit owners. All warranty documents are delivered to your board at project close.
How is pricing structured for phased projects?
The proposal is a single fixed price for the full scope, with a payment schedule tied to phase completion. That means your reserves committee knows the total up front, and the association only pays as work is verified complete — not on a lump-sum-upfront basis.
What cities and communities do you serve?
Our Gulf Coast service area covers Naples, Marco Island, Bonita Springs, Fort Myers and Cape Coral, plus the surrounding master-planned communities. Our East Coast service area covers West Palm Beach and south. If your community isn’t in one of these cities, call (239) 465-2646 — we may still be able to help.
